Cost overview
A 40×60 building with a slab is a 2,400-square-foot project, but a usable foundation budget cannot be reduced to the slab surface alone. The metal frame transfers concentrated reactions into the ground, while the floor supports vehicles, equipment and daily use. MetalCalc separates the slab, structural-footing allowance and foundation engineering so users can see which part of the budget each number represents.
The default Turnkey Planning example includes red-iron kit and erection, broad site preparation, a four-inch slab, standard conceptual footings, engineering, building permit, a large roll-up door and unconfirmed delivery allowance. It does not include extraordinary excavation, unsuitable-soil remediation, deep foundations, utilities, fire protection, sales tax, paving or interior build-out.
For equipment storage, a four-inch planning selection may not match the final slab required for axle loads, point loads, lifts or industrial operations. Switch to six-inch reinforced or Heavy Duty to explore a wider budget, then provide the building reactions, geotechnical information and operating loads to a local engineer. The calculator’s selection is a financial scenario, not a construction specification.
Kit versus installed and turnkey scope
A 40×60 project is often divided among a building supplier, erector, excavation contractor, concrete contractor and licensed trades. ‘Turnkey’ in this planner means their visible allowances are assembled into one project budget; it does not imply that one vendor will contract every category. Written proposals should identify responsibility for layout, anchors, inspections, equipment, cleanup and schedule coordination.

Concrete specifications
Thickness alone does not define concrete strength, reinforcement, vapor control, finish, joints, pumping, curing or cold-weather work.
Site balance and drainage
Cut, fill, imported stone, compaction testing, erosion control and stormwater routing can exceed a basic site-preparation allowance.
Optional systems
Electrical, plumbing and HVAC remain off by default. Enabling them adds broad allowances but still excludes utility extensions and specialized process equipment.

Read every Not Included line, because a zero amount can mean the category is outside the selected scope rather than unnecessary. The Low and High values are scenarios, not promises. A result near Typical is a useful conversation budget, while the detailed lines identify where local information matters most. Before purchasing, obtain written proposals and consult local professionals for foundation, structural load, permit and energy-code requirements.
Understanding the displayed range
The three totals are built from three complete sets of assumptions. Low uses the Low rate for every included category and adds a five-percent planning contingency. Typical uses the Typical rates and ten percent. High uses the High rates and fifteen percent. MetalCalc does not randomly combine a low steel package with high labor or use a single percentage to manufacture the entire range. This makes each column internally consistent and lets you trace the difference back to individual project categories.
Location is intentionally treated as a broad labor proxy rather than a precise ZIP-code price. The selected state can adjust itemized erection and site-preparation labor, but it does not automatically change steel, concrete, freight, permits or optional systems. Wind, snow, coastal exposure, seismic design and local soil remain project-specific. Those limitations are reasons to retain a range and contingency—not reasons to treat the High value as a guaranteed maximum.
