Cost overview
A 40×40 metal building creates 1,600 square feet in a square footprint. Owners often consider this layout for a multi-bay garage, balanced workshop, compact equipment building or storage space where equal depth and width are useful. Door placement, clear-span needs and interior circulation can matter as much as total floor area when choosing a frame and planning the budget.
This page starts with an erected shell and two small roll-up doors. The shell scope is useful for comparing metal-building proposals because it includes erection while leaving concrete and site work outside the total. If your goal is an occupiable or usable completed project, switch to Turnkey Planning and add the appropriate foundation and optional building systems.
A square plan has a different wall-to-floor relationship than a long rectangular building, which affects wall insulation and exterior openings. MetalCalc calculates roof and wall surfaces separately, then deducts assumed door and window openings from insulated wall area. Those opening areas are planning assumptions and should be replaced by project dimensions during detailed design.
Kit versus installed and turnkey scope
Review bay spacing and door geometry before treating a 40×40 shell as interchangeable across suppliers. A large opening can change framing, bracing and installation. The calculator prices standard small and large roll-up doors as allowances, but it does not design framed openings, fire-rated assemblies or impact glazing. Confirm these items on the supplier drawings and scope sheet.
Common uses
- Four-car or collector-vehicle garage
- Square workshop with central work zones
- Municipal, farm or landscape equipment storage
- Small business warehouse with flexible shelving

Opening modifications
Door prices do not automatically include every structural change, powered operator, access control or high-wind assembly.
Drainage and access
Driveways, aprons, culverts, gutters and stormwater work are outside the estimate even though they can affect whether the building is usable.
Energy compliance
The spray-foam line is a one-inch allowance, not a promise of code compliance or condensation performance for a conditioned building.
How to use this estimate
Start with the prefilled calculator, then confirm the frame, project scope and delivery assumptions. Add only systems you actually expect. Read every Not Included line, because a zero amount can mean the category is outside the selected scope rather than unnecessary. Save the URL for comparison and use the Quote Checker only after matching the supplier’s written inclusions.
The Low and High values are scenarios, not promises. A result near Typical is a useful conversation budget, while the detailed lines identify where local information matters most. Before purchasing, obtain written proposals and consult local professionals for foundation, structural load, permit and energy-code requirements.
Understanding the displayed range
The three totals are built from three complete sets of assumptions. Low uses the Low rate for every included category and adds a five-percent planning contingency. Typical uses the Typical rates and ten percent. High uses the High rates and fifteen percent. MetalCalc does not randomly combine a low steel package with high labor or use a single percentage to manufacture the entire range. This makes each column internally consistent and lets you trace the difference back to individual project categories.
Location is intentionally treated as a broad labor proxy rather than a precise ZIP-code price. The selected state can adjust itemized erection and site-preparation labor, but it does not automatically change steel, concrete, freight, permits or optional systems. Wind, snow, coastal exposure, seismic design and local soil remain project-specific. Those limitations are reasons to retain a range and contingency—not reasons to treat the High value as a guaranteed maximum.
Frequently asked questions
How large is a 40×40 metal building?
The floor area is 1,600 square feet. A 12-foot-eave conceptual model has additional roof and wall surface used for insulation calculations.
Are two garage doors included by default?
This page preselects two small roll-up doors as a visible starting configuration. You can change their quantity or select larger doors before calculating.
Can I compare kit-only and erected-shell cost?
Yes. Kit Only uses material-only door and window allowances and excludes erection. Erected Shell uses installed opening allowances and includes the building installation scope.
