Cost overview
A 40×60 metal building provides 2,400 square feet and is frequently planned for agricultural equipment, a serious workshop, contractor storage or a small warehouse. At this scale, eave height, clear-span framing, large openings, erection access and delivery logistics can have a visible effect on the total. The default model uses a 14-foot eave and one large roll-up door.
The baseline is an erected shell: steel building package, red-iron erection, a delivery allowance when freight is not confirmed, selected openings and manufacturer-engineering allowance when plans are not confirmed. It does not include the slab, structural foundation, site preparation or permits. This makes the result useful for evaluating a shell proposal without pretending it represents the finished project.
Because 2,400 square feet is above the calculator’s small-kit freight threshold, the model uses the large-kit delivery allowance. Freight is one of the least predictable lines because origin, distance, weight, truck requirements, unloading and site access differ. If a written proposal clearly includes delivery, change the assumption to Included and the separate freight line becomes zero.
Kit versus installed and turnkey scope
Farm and commercial users should document intended loads and clearance needs before comparing frames. Storage racks, vehicle lifts, cranes, mezzanines, large doors and high wind or snow loads may affect the structural package. MetalCalc does not price those structural upgrades directly. The High range is a planning scenario, not confirmation that every special requirement is covered.

The Low and High values are scenarios, not promises. A result near Typical is a useful conversation budget, while the detailed lines identify where local information matters most. Before purchasing, obtain written proposals and consult local professionals for foundation, structural load, permit and energy-code requirements.
Understanding the displayed range
The three totals are built from three complete sets of assumptions. Low uses the Low rate for every included category and adds a five-percent planning contingency. Typical uses the Typical rates and ten percent. High uses the High rates and fifteen percent. MetalCalc does not randomly combine a low steel package with high labor or use a single percentage to manufacture the entire range. This makes each column internally consistent and lets you trace the difference back to individual project categories.
Location is intentionally treated as a broad labor proxy rather than a precise ZIP-code price. The selected state can adjust itemized erection and site-preparation labor, but it does not automatically change steel, concrete, freight, permits or optional systems. Wind, snow, coastal exposure, seismic design and local soil remain project-specific. Those limitations are reasons to retain a range and contingency—not reasons to treat the High value as a guaranteed maximum.
