That distinction matters: a supplier may advertise an installed shell while the property owner remains responsible for grading, foundations, permits, electrical service and interior work. Tubular steel is often marketed as a delivered-and-installed package for smaller buildings. Red iron or I-beam construction more often separates kit, freight and erection. Kit versus installed and turnkey scope

For quote comparison, first identify whether the written number is material only, an erected shell or a broader project price. Confirm whether panels, trim, anchors, roll-up doors, stamped drawings, delivery, unloading and erection appear in writing. A low kit price is not directly comparable with an installed package. Hidden costs to review

Foundation versus slab

A four-inch floor slab is not automatically a complete structural foundation. Column footings, thickened edges, piers, anchors and engineering depend on the building reactions and soil.

Delivery assumptions

Some tubular packages include delivery only inside a dealer service area. Red iron freight is commonly separate. Confirm distance, unloading and remote-site charges.

Building services

Power, plumbing and HVAC are not part of an erected shell. Utility extensions, transformers, wells and septic systems remain outside the basic allowances.

Understanding the displayed range

The three totals are built from three complete sets of assumptions. Low uses the Low rate for every included category and adds a five-percent planning contingency. Typical uses the Typical rates and ten percent. High uses the High rates and fifteen percent. MetalCalc does not randomly combine a low steel package with high labor or use a single percentage to manufacture the entire range. This makes each column internally consistent and lets you trace the difference back to individual project categories.

Location is intentionally treated as a broad labor proxy rather than a precise ZIP-code price. The selected state can adjust itemized erection and site-preparation labor, but it does not automatically change steel, concrete, freight, permits or optional systems. Wind, snow, coastal exposure, seismic design and local soil remain project-specific. Those limitations are reasons to retain a range and contingency—not reasons to treat the High value as a guaranteed maximum.
