How estimates are produced

Results are mathematical scenarios produced from user inputs and the pricing configuration identified as version 2026-08-01-planning.2, reviewed 2026-08-01. Low, Typical and High figures use different unit-cost assumptions and contingency percentages. They describe a broad planning range; they do not represent statistical confidence intervals or verified prices available from a particular supplier.

Budget allowances

Items such as foundations, structural footings, windows, electrical work, plumbing, HVAC, engineering, permits and freight may be represented by budget allowances. An allowance is a placeholder for early budgeting when specifications and local proposals are not yet available. It is not a promise that the work can be purchased for that amount.

Conditions not fully modeled

Actual cost and feasibility can change materially because of steel-market movements, supplier scope, labor availability, delivery origin, site access, unloading, grading, drainage, demolition, soil bearing capacity, groundwater, frost depth, wind, snow, seismic or coastal design requirements, energy codes, fire protection, utility connections, taxes, insurance, financing and local permit rules.

The broad state-to-region adjustment is only a labor proxy for itemized building installation and site preparation. It is not a ZIP-code or county-level price model. Alaska, Hawaii and projects outside the supported 600–10,000 square-foot range require custom review.

Building and foundation decisions

No result determines structural adequacy, foundation design, slab reinforcement, code compliance, energy performance or suitability for a particular use. A licensed engineer, architect, geotechnical professional, building official and qualified contractor should be consulted as appropriate. Do not order a building or begin construction based only on this calculator.

Scope and exclusions

Kit Only, Erected Shell and Turnkey Planning use different inclusion rules. “Turnkey Planning” is a budgeting scope, not a representation that one contractor will provide every item. Review every line marked Included, Not Included, Not Sure or Budget Allowance. Unless expressly shown, estimates exclude land, sales tax, financing, insurance, demolition, environmental remediation, unusual earthwork, long utility extensions, wells, septic systems, fire sprinklers, interior finishes and custom aircraft hangar doors.

Quote Checker limitations

The Quote Checker only compares categories that the user marks as included. It does not inspect a supplier’s contract, specifications or credentials and cannot determine whether a proposal is complete, fair, fraudulent or suitable. Confirm the written scope of work, exclusions, change-order rules, taxes, delivery, unloading, warranties, licensing and insurance directly with the supplier and local professionals.

No financial or purchasing recommendation

MetalCalc does not recommend a supplier, financing product, insurance policy or investment decision. A planning range should be used to prepare questions and compare written proposals, not as the sole basis for committing funds.
