Metal building kit cost usually describes the structural package rather than a completed building. Depending on the supplier, the package may include primary frames, secondary framing, roof and wall panels, trim, fasteners and some engineering documents. Freight, unloading, anchors, erection, concrete, permits and doors may be separate or offered through different contracts.

What the calculator counts as Kit Only

Kit Only prices the supported structural package and uses material-only allowances for selected doors and windows. It adds freight when delivery has not been confirmed and an allowance for manufacturer engineering when stamped package drawings are not clearly included. It does not include erection, insulation, site work, foundations, permits or building services.

Tubular and red-iron systems remain separate because they are commonly sold under different scopes. A tubular building may be marketed as delivered and installed, while red-iron proposals often itemize the kit, freight and erection. Select Not Sure in the calculator to compare complete frame alternatives instead of averaging unlike offers into one rate.

Items to confirm in the supplier package

Request an itemized scope and drawings. Confirm primary frames, girts, purlins, bracing, panel gauge and finish, roof slope, trim, closures, sealants, fasteners, framed openings, anchors and stamped documents. Ask whether accessories are material-only and whether field installation or structural modifications around openings are included.

The building criteria must also match. Compare width, length, eave height, bay spacing, clear span, wind, snow, seismic criteria, collateral loads and any future solar, sprinkler, ceiling or mechanical loads. Two kits with the same footprint can contain different steel tonnage and responsibilities, so price alone does not establish equivalence.

Delivery, unloading and storage

A freight quote should identify the delivery ZIP code, shipment assumptions and expiration date. Confirm whether the customer provides a forklift, crane or telehandler, who unloads each bundle and what happens if the site is inaccessible. Split shipments, storage, detention and redelivery can add cost beyond a broad freight allowance.

Materials also require safe staging and weather protection before erection. Check the supplier's instructions for panel storage, inventory and damage reporting. A low kit price does not compensate for a site that cannot receive, protect or efficiently stage the components.

From kit price to erected shell

Red-iron erection is calculated as a separate floor-area allowance with height and regional labor adjustments. The erected-shell scenario also uses installed opening allowances. Actual erector proposals should state equipment, temporary bracing, bolts, sealants, roof and wall panels, trim, cleanup, travel and exclusions. Verify whether the erector coordinates anchors or assumes a perfect foundation by others.

For tubular systems, the installed-shell rate can represent a bundled package, but service areas, slab requirements and local load options still vary. Do not compare that bundled total directly with a red-iron material-only number. Normalize both to either package scope or installed scope first.

Costs that remain after the kit arrives

A completed project may still need clearing, grading, foundations, floor slab, permits, tax, utility service, electrical work, plumbing, HVAC, insulation, fire protection, paving and interior improvements. Turnkey Planning assembles only the supported visible allowances. It does not convert a supplier kit into a guaranteed final construction price.

Use written local quotes as the project becomes defined. The calculator is most valuable early: it prevents the material package from being mistaken for the entire budget and gives owners a checklist for comparing supplier and contractor scope.
