Cost overview

Planning a 30×40 building with a slab requires more than multiplying 1,200 square feet by a concrete rate. The floor slab, structural support for the metal frame, subgrade preparation and engineering are related but separate budget lines. MetalCalc therefore adds a conceptual perimeter-based footing allowance rather than presenting a plain slab as a complete building foundation.

The default example uses a four-inch slab and Turnkey Planning scope. It includes the steel package, erection, broad site preparation, slab, standard structural-footing allowance, foundation engineering, delivery assumption and permit allowance. It still excludes unusual soils, deep piers, retaining work, utility extensions, sales tax, interior finishes and any work not selected in Optional Systems.

Before relying on a concrete proposal, ask whether excavation, compacted base, reinforcement, vapor barrier, pumping, thickened edges, anchor placement, finishing and cleanup are included. Two contractors can both quote a ‘30×40 slab’ while describing materially different work. The range is most useful as a checklist for those scope conversations, not as a substitute for a foundation plan.

Kit versus installed and turnkey scope

A Turnkey Planning result is a budget assembly, not a promise that one contractor will perform every line item. Metal-building dealers may supply and erect the shell while a local concrete contractor builds the foundation. Engineering can also be divided between the building manufacturer and a local foundation engineer. Use the Included, Not Included and Not Sure assumptions to avoid silently treating plans or freight as free.

Hidden costs to review

Subgrade conditions

Soft soil, fill, drainage problems, frost depth or slope can require additional excavation, stone, compaction or engineered remediation.

Structural footings

The slab thickness does not determine column footing and anchor requirements. MetalCalc adds a conceptual allowance, but a local design controls construction.

Permit and trade work

Building permits are included as a broad allowance. Electrical, plumbing and mechanical permits are added only when the corresponding optional system is selected.

The Low and High values are scenarios, not promises. A result near Typical is a useful conversation budget, while the detailed lines identify where local information matters most. Before purchasing, obtain written proposals and consult local professionals for foundation, structural load, permit and energy-code requirements.

Understanding the displayed range

The three totals are built from three complete sets of assumptions. Low uses the Low rate for every included category and adds a five-percent planning contingency. Typical uses the Typical rates and ten percent. High uses the High rates and fifteen percent. MetalCalc does not randomly combine a low steel package with high labor or use a single percentage to manufacture the entire range. This makes each column internally consistent and lets you trace the difference back to individual project categories.

Location is intentionally treated as a broad labor proxy rather than a precise ZIP-code price. The selected state can adjust itemized erection and site-preparation labor, but it does not automatically change steel, concrete, freight, permits or optional systems. Wind, snow, coastal exposure, seismic design and local soil remain project-specific. Those limitations are reasons to retain a range and contingency—not reasons to treat the High value as a guaranteed maximum.

Frequently asked questions

Is a four-inch slab enough for a 30×40 garage?

It can be a planning choice for light garage or storage use, but vehicle loads, lifts, soil, reinforcement and local requirements must be reviewed by the project professionals.

Are footings included in the calculator?

Yes. The Turnkey four-inch and six-inch options include a conceptual perimeter plus mobilization allowance for structural footings, shown separately from the slab.

Does the estimate include electrical service?

Only when Basic Building Electrical is enabled. Utility-company fees, transformers, long trenching and specialized machinery wiring remain excluded.
