It does not include the slab, structural foundation, site preparation or permits. This makes the result useful for evaluating a shell proposal without pretending it represents the finished project.

Because 2,400 square feet is above the calculator’s small-kit freight threshold, the model uses the large-kit delivery allowance. Freight is one of the least predictable lines because origin, distance, weight, truck requirements, unloading and site access differ. If a written proposal clearly includes delivery, change the assumption to Included and the separate freight line becomes zero.

Kit versus installed and turnkey scope

Farm and commercial users should document intended loads and clearance needs before comparing frames.
